tile versus linoleum in flip
The hardest thing for me is deciding how much to do or not to do. In my area, I've seen ok retail properties linger on the market for six months to a year. I've seen ok flips take months to sell. So I try to stand out a little bit, and I've had good success selling very fast. I usually put down tile since the cost of materials is about the same. But I'm trying to get to the point where I'm not doing the work myself, and I'm trying to move faster.
I'm putting in a very nice kitchen for the area. Really nice (moderate price. I'm getting a good deal, so it's my wow factor). Stainless steel appliances. But this is an entry level neighborhood, probably 85-90k rehabbed, with some listings for 69k, and some sluggish comps. I personally hate tile. I hate doing it. I hate maintaining it. It's cold in the winter. Dirty grout is gross. But I'm not doing it for me. I have no problem with vinyl. But people seem to turn their nose up to it these days. I can roll out a piece and glue it down in 30 minutes and call it a day. For first time home buyers these days, is this a big mistake. I figure with the nicer cabinets, buyers can always change it later. Making a mistake?
