The simplest answer I have is that I'd rather my tenants pay my mortgages down for me, putting the smallest down payment that I can (these days, usually 25%) and lock in 30 years at these historically low interest rates so I can buy more homes with the money I do have available and qualify for more because it doesn't kill my DTI ratio with negative cash flow.

Actually in the 400+ properties i deal with on a weekly basis these are by far the simplest to maintain and lease on a daily/weekly/monthly basis.

I'd advise to find out what is actually wrong then proceed with the correct fix, I wouldn't assume anything without verification, don't assume the worst until you know for sure, start with the simplest and cheapest methods and work your way up only if you have to.
