I have been contemplating going into the E-commerce business and start drop shipping but i dont know if its a good investment or not.

Hi Bruce, I was always told that the only ship that doesn’t sail is a partnership!!  

It took less than 1 week to get them delivered to the store and another 2 days for shipping to site.

Sounds like a hard money lender that wants to take a property from you when you default.There's a lot of issues here starting with a guy that will loan you money and once it gets difficult wants you to abandon ship- red flag.There are a lot of unknowns here but trying to dump it seems like a 100% guarantee to lose money.

I may do some modern cabins or shipping container houses.

If it's a golden piece of real estate like you said it is and you guys are all motivated, mentally and physically capable, I would keep this golden goose egg all to yourself. 

The three reasons that come up the most are: 1) they’re not comfortable with handing over their money to a developer without knowing if he’s trustworthy and capable of delivering the property as agreed, 2) they feel they’re priced out of the market and 3) they don’t have either enough cash or access to financing.

We are leasing a large industrial warehouse for 2 years to utilize as a build space to build the walls and parts of the roof in the warehouse and then shipping the pieces to be assembled onsite.
