I guess land flipping is not as sexy as other REI, but that intrigues me all the more.  

Is it as sexy as investing in the bay area?

I was born and raised in San Francisco, CA but currently reside in the East Bay with my husband and teen aged daughter.

I'd hate to see you overpay for something just to create a competitive offer for a seller.It's not sexy, but if you don't have good cash reserves I'd focus on paying off any consumer debt you have, and building up as much cash as you can.  

Is so, may be best to just add or expand that half bath to a full sexy bath w ceramic tub surround.

I have been involved with 1K+ MF units over the years from duplexes to 250+ complexes and from experience can tell you that stuff with a sexy price and a high CAP is going to drive you nuts.
