The latter points I have more in depth experience with given my space in the FO realm.I rarely seen them work, and my two cents is just-- an opinion.

There is a lot of information on BP regarding being a private lender and outside groups taht have a lot of support in this space.

The equity pay down in many RE classes (residential, storage, hotel/motel, office space, industrial, etc) ispaidby the tenant.- there are ways to never pay tax on gains (1031, owe until death, etc)- cost segregation can in effect have RE acquired at no cost- sweat equity can produce additional return.  

I'm also working on upgrades for THE MTR Connect - better scheduling, automations, guest speakers, social media - all to help promote the collaborative and supportive space my colleague @Jamie Banks and I have created.

Thanks Bill, my biggest concern is the space for the Washer and Dryer isn't big enough.

If you find a separate habitable space, the ADU cost is significantly less.  

You will get much further in your search by signing with somebody experienced in the space.

For a more general philosophy on hospitality, especially if you are going into the higher end STR space I would recommend Four Seasons: The Story of a Business Philosophy by Isadore Sharp about the founding and development of the Four Seasons brand. 

How do 5-7 people share food space, kitchenware, cooking time, etc?

My experience says that the smaller the industrial space the greater the demand.
