Speaking with the seller's agent, all the tenants are current on rents and pay rents on time.

Buying a large new build home can also work well as a house hack as you can charge a premium rent, and generally most bedrooms built now a days have en suites (at least in my market).  

And assuming you get the tenant out (or get them to pay rent), are those the rents you'd get AFTER the rehab?

In my area (near the beach) its mostly families and they want cabanas, baby items, chairs, coolers etc that we do not provide but I have a local vendor that delivers and picks up these items and charges a few dollars per day for each item, and give me a 20% referral.
