Don't try to have a rational conversation with an irrational person. 

Your goal is to make rent high enough that it is not rational for them to pay and stay.With this method a 4 unit should be at full market rents within 6-8 months.

The guy just isn't acting rational even though he's been in the property for 4+ years and these issues are slowly escalating.  

It has this storage of ridiculous stupid emotions that hold us back and in my case it's stronger than any rational capabilities I didnt get enough of during creation....  

If someone tried this (acceleration on DOS default) on me, I'd 1) attempt to discuss rationally with FI, 2) address the state Commissioner of Banks (per my Sep 16 '11 post on BP), 3) petition the attorney general, and 4) call local TV consumer advocate.
