There was a few other random charges in there mostly from my roommate not fully cleaning up but over $1,000 is carpet-related.

I actually had to get enough units where I could offer tenants multiple housing options when I purchased properties rented at way under market rates and then (an embarassing number of times) personally watch tenants that would "suffer" from a rent increase turn down smaller (but nicer places) or  nicer places in a less prestigious zip code (sometimes only minutes away) before I realized that I was hampering my ability to earn a living in order to subsidize the lifestyle choices made by a some random stranger that happened to live in a property I bought.

I’ve had random individual pieces of K&T show up where there’s no other indication of anymore any where in the building.

Banking already has a pretty negative image in the US…maybe neutral at best…there’s no way that a bank is going to risk its image on a loan that already makes them TONS of money.

Yes, there can be additional capital calls for various reasons but nothing like a Ponzi, it's not an "open door" of weekly investor capital coming in at random, and going out at random.     

My experience with RTR has been great and although I have not had an issue with the PM specifically, anytime I reach out to RTR with random questions about my property specifically or investing in general, I receive a timely and helpful response.

The days of rushing out to meet any old random lead at a property and opening the door without a buyers agency agreement or verifying their identity first are coming to an end.

This seems fishy bc I doubt the city inspectors have time to just hang out around random houses and post violations.

I made some elections about grouping by not grouping as I expanded and didn't understand the consequences (making material participation easier/when passive losses can be harvested/ease of filing) of that at the time.Also random question but do you have a sister Nicole?

Eventually, I'd like build a portfolio of 10 (potentially random number) properties.
