I would suggest leasing a commercial space for your business first before you go straight to purchasing a space.

This would be my second purchase in the Pittsburg area.

Like I can do a BRRR on 600k property with no cash-flow or a 150k property with $300 monthly cash-flow, but do not have the same investment vehicle, and it is the same cash that is doing both, as for the 600k purchase I'd be using the same 100k towards hard money loan. 

A couple of months ago, I purchased a property using a hard money loan for $115,000.

I would be thinking about future loans as I plan to do purchase another property soon after.

I have met and spoke to several people that have joined Brads group and purchased and sold several deals because of it.

I know that something has to change and I want to explore purchasing real estate.

don't know if this is still true, but at one time foreigners could not outright purchase property in Mexico within 100 miles of the coast. 

Other considerations are the lost costs to sell and re-purchase other properties.

If you are trying to get a cash out refi, I would think the bank would want to see the correct type of insurance for the business you are running.I do not have the mortgage yet, just the purchase agreement.
