When I bought it someone had hit a brick wall with a truck and the resulting hole was covered by plywood. 

I have excellent credit, make about 75k/year with no OT, no other debt than my truck payment, and I have about 50k to put down.  

I had a piece of it and a piece of laminate in the back of my truck for over 6 months, the vinyl looked brand new, the laminate was in pretty bad shape. 

Are you going to create a monster contract for what each LLC can and cannot do? 

Boston’s a monster right now and multis that actually make sense from anything more than appreciation are a rare breed indeed.

I was the lender they were the borrowers and when things went bad their tenants stopped paying they could would pay for a few months then quit and then I took the asset.. lost of drama lots of marital discord .. was not pretty.. but I am not predicting those times again I am hoping that was once in a life time.. but folks that had free and clear assets even if they sat vacant they did not lose them.. that's my point.. no most of my friends that made it owned business or were presidents of companies that went public and got monster stock payouts.. remember I am from the Bay AREA...

A flatbed truck from the roofing supply company, with two guys and an articulated conveyor belt, appeared in my driveway. 

Best advice I got is that you need a "Chuck in the Truck".
