So get off that couch and go to work now.

Does the renter bring their own couch, bed and so on?

Well if that's your friend when he was a big spender filling your belly with lobster on the daily - I hope he won't be sleeping in his car as a broke person but on your couch, airbed, sleeping bag or the likes of...Kudos,Mary

You will need to buy linens each year, replace damaged items like cookware, shower curtains, pillows, and occasionally big ticket items like couches and mattresses.

While I have known people who have simply taken the leap done very well, it wasn't without a fallback plan: "Well, I sleep on my friends couch for 6 months and reduce my  expenses."  

Many tenants do have somewhere to go, family member or friend's couch, and letting them out of their obligation if they agree to go is a much better alternative for all concerned.  

Im looking not for a parter i guess but a couch.

You can cover that mortgage by shaking your couch out at night and picking up the pennies.
