But I provide a service to my clients of keeping an eye on things for them such as making sure the property manager is doing their job, that the construction they paid for is getting done and done right (I have been doing construction myself since I was a kid and learned from quality craftsman), that they are buying the right investment for the right price, etc.I hope this helps all of you as I am sick and tired of seeing people get scammed or unhappy because they purchased the wrong investment.

Quickbooks, which has a very large, existing base of knowledge and service providers.I have an education in the typical accounting given in business schools (Managerial, Financial, etc.), and plenty of knowledge of Excel (I've written VBA overlays for Excel that counted thousands of code lines).

Did you enforce whatever consequences there may be when the first tenant was late, the first time.My best advice is you have to enforce the lease and make sure your manager is enforcing the lease too.It's your business, your investment, you need to respect it so other respect it too.

Ali, to answer your question,  I started looking in the San Antonio area as a future retirement area and the agent I hooked up with is also a property manager.  I
