@Cody L.I agree with the sentiment personally but I have made some serious funds(to me anyway) with clients where this functionality was needed because of some stodgy entity involved (bank, govt office etc) whose policy would only allow them to receive or send information in person, by snail mail, or by fax.  

This notice stated that a re-inspection would be carried out 12 days from the mailing date and advised contacting the code enforcement officer prior to the inspection date to discuss informal resolution.

It might have been signed, but not yet put in the mail for delivery, and the former owner or a lienholder asked for a redemption price. 

Get to know the agent, be friendly and professional...if the property goes on the market and doesn't sell for a while, that agent will probably call you back.You might want to send out letters/mail campaign to find your own off market deals.  

There are several reasons that someone would liquidate a home quickly, and a targeted marketing campaign like sending out mail pieces could put you in front of those sellers.

how do you guys go about separating your residential address from getting mail from tax etc from your investment property?

It's all junk that will fail fast.Pre-corona homes tend to be built way better and you get a bigger lot.If you are holding these for decades then rent growth and appreciation over time should be there but nothing is guaranteed.GA in some areas has low crime, good schools, and weather. 

So I've presented these same things to a few builders we know and they really have no real good responses to the above except that site build is better, then modular and manufactured is junk.
