Since Airbnb remits at the state level when I see high numbers (or low) of what I am remitting for other OTAs/direct I then drill down to make sure listings are optimized on all channels.

We do not have a resident benefit package, and we keep our tenant fees very low.

I think your PITI estimate in both cases is low.  

Thank you for taking the time to do a deep dive. 2% home appreciation was also a fairly low estimate, it looks like in that area it is actually around 5-6%.

Apologies if I missed prior posts asking the same thingI want to take advantage of the low down payment requirement however need to find a lender supporting this loan type.Can you please provide any recommended lenders for Homestyle loans (or even 203k) that serve DFW? 

We do inspections on every deal and make realistic offers that are usually low. 

I see that real estate agents and brokers are too negative on sub to deals……investors looking for low interest rates and or low down payments are too positive on the same.As I stated the reality is somewhere in between, depending on individual circumstances.
