@Grayson Lynum Regarding Modular, I have gone down that rabbit hole several times, and what I found it, they are not cheaper, just faster, and they look like a modular, due to the transportation limitations, the rectangle box or Prow front on mods tend to have a stigma to buyers, also many of the finishes are very low end. if you site built a very basic rectangle with the same cheap finishes most mods come with, you will be financially better off. and they are not faster, typically from order to occupancy is 6-9 months, I did my last spec in 7 mo. its just not as much work on site, the time is waiting for the factory to get to your build. good luck!

Selling a three year old car full of rust holes is going to be a lot harder than a car from Florida with no rust even if the Florida car costs more.

After speaking with lenders, just a hand full, I realize there is a gaping hole in what I am attempting to do here in Memphis. 

Its normal to repaint, fill holes, sweep...etc to get ready for the next tenant.  

He had put pictures on the walls with nails and put a shelf/rack in the master bathroom which put holes in our walls.

Sometimes a investor wife needs to talk to another investor wife versus their investor husband -- where in some cases,  I just dig myself a bigger hole :). 

@Amran MusaidYou need to to ask the seller as typically seller will only be in first position and not take on a second - so before going to deep down the rabbit hole this is something you will need to understand

There are many books, groups, seminars, etc. on the topic and you can really go down the rabbit hole on the subject. 

So it is calculating the profit using increased rates for cash flow that has not come in yet.It's a relatively minor issue, honestly for estimating purposes, most people are probably not going to find this ruining their deals, but I'm a bit obsessive with getting numbers right and this sent me down a rabbit hole tonight figuring it out. 

You will also have an issue with floors not completed, holes or missing drywall, missing toilets, sinks, etc...Most of it can be fixed but it does cost money if you allow the appraiser to go out to inspect and if any of the above is missing or damaged.
