Overall, I find it pretty cool that various folks can approach RE investing from different angles such as Cash Flow, Flipping, long-term equity, etc which all require viewing the property through a tailored lens.

Also, as mentioned Atty Petit has his blog and that's packed with EXCELLENT info, the guy is literally doing landlord law every day courts are open here so he knows it darn well, but main thing by far is that he's on our side or as is case with anything from the city govt, I'm not saying they're against us, but not too landlord friendly overall AND as I kind of said before, all of what they tell us in already filtered through lens of what city wants us to do, which is NOT necessarily what's best for us every time, its what THEY want or need from us!

There are lots of professional (or even wanna be professional) photographers with the right equipment, wide angle, lens, tripod and editing skills.

Obviously I am looking at this through the landlord's lens and not the tenant's. 

But I have a small 5 watt led flashlight, wide beam, with notched lens cover - blindingly bright and good for striking.

ContractThe contract should say whether you get clear title, Insurable title, and whether it is free and clear of all lens or not.
