The area we have targeted is where we grew up- so we know it well, and has better projected revenue for us- the area is growing and alot of commercial investors from NYC are putting money into the community: parks, arts/crafts store fronts, cafes, restaurants.

i only put down about 2.5%, with about 2% for closing (this is all from my terrible memory). i rehabbed it for around $12,000, and it was appraised for $117,000 (had it in the paper for 3 days, and got a full price offer on it -it fell through, and the rest is a long depressing story).

The two houses are probably tear downs but there's strong lot values in the Memorial Park Area.

If memory serves me right, before the trustee sale, I believe the original owenr still has title and you can buy it from the owner.
