You still have the illegal net listing part for sure, I think and this is where the law gets a little messy maybe you are correct and it’s not technically a fiduciary, maybe it’s owning honestly to all parties in a transaction but I don’t think the state Intends to have there licensees (which confers status to the public) that use that license to swindle old people out of ten’s of thousands of dollars, regardless it’s an illegal net listing but any definition.

A lot of differences relate to complexity, cost, investor confidence, ability to legally use marketing, advertising, and solicitation, and lawsuit defense . 

I remember attending this real estate conference without the usual YouTube influencers and real estate fake gurus.

Just looking at the various hotel conference room flip seminars there I have seen 30-50 people attending them go to the back of the room and fork over $1,500-2,500.00.

Can't remember what this position is named, but maybe while working for the big places, you could also park in a smaller place and be that person at the same time.Start attending conferences and building your network of friends, family, and third party investors while you're doing your year. 

And guess what, they'd go after everything regardless and press you to live in the defensive.

But, it does appear that YOU are being very DEFENSIVE just because I asked what you meant!
