The ownership could be changed prior to structuring the parking arrangement, but last-minute changes without time to season the ownership change would significantly increase the risk the transaction could be disallowed as a step transaction under audit.

I am going to continue to analyze the market until I am absolutely ready to buy with ample reserves and more specific analysis on comparable properties.

For example, I work closely with a PM down here in Charlotte so I know what they're going to be recommending for updates/work to be done prior to getting a tenant in place.

Fortunately for our 100+ house community, the fire department was already on site battling the brush fire and about a dozen fire fighters frantically extinguished the 4 or 5 roofs burning.This is insignificant compared to what has happened in LA, Palisades, Malibu and Altadena however having lived through Hurricane Andrew and many other major storms even this experience was drastically more terrifying and chaotic. 

My hope is they will be removed from the property prior to 2/15 but, I'm worried if paperwork was done incorrectly (I don't believe it was) and I need to start the process over again, I can just fall back on the 30 day notice.

The benefit is significantly less red tape compared to working with your traditional local banks who also do new construction financing.
