I am a commercial real estate developer in Nashville, doing "boutique" commercial deals between $10m- $50m, with equity placements between $1.5m- $5m. 

We were fortunate that my mother owns a boutique store in town that sells home furnishings and furniture, and she's great at decorating so we got all this staged for the time of moving it and a kiss on the cheek.

I dont know if this is a legit seller (i spoke with him over the phone, I met him on connected investors) i know he is selling another one.The balance on the property is $35,000 there is a tax lien on the house ($4000) and he is selling the note for $17,000. she stopped paying about 5 months ago.I ran comps on the property and the value is between $63,000 - $72,000.The home owner is running a boutique in the house and she filed for bankruptcy and the hearing is in 10 days.

I heard they are turning them into mosques or houses of prostitution.Maybe just bulldoze it and turn it into a hotel or a franchise restaurant location if it has a great traffic count with little competition.I guess you could try the Boutique Air B & B route

I am currently looking into boutique hotels in the south Florida area to purchase.

Personally I think it sounds like a cool place, but it seems like it would be best as a BnB or small boutique hotel.

We are a small boutique level firm that specializes in solid, direct communication so you know what's going on.

Brokerages simply don't make any money in that situation so while you may find it at a boutique brokerage, it can be tough to find one that will let you stay on long-term.
