The reality is that it's likely all of these and more scattered across the market.

If you're talking about a commercial property that has been professionally managed, they do exist but (I know if I were selling) the owners probably don't want their P&Ls scattered across the internet to anyone that asks.

Run some comps and then do a price scatter plot with time and you would see those trends Just my 2 cents and happy hunting
