Even using just simple back of the napkin numbers and no leverage, that $800k could be earning you north of $60k a year in cash flow if it were invested in 8 turnkey props here in Birmingham (just using as an example for reference, your money can be working harder).

your projecting best case.I would take 60% of gross for back of napkin and if it still works then do a deeper dive.those type of C class properties are going to have lots of turnover.. and your probably not going to turn a unit for 300 bucks.
