My cousin is using one and likes it.Cell service is weak at our cabin PF so it would not work there.Might be good for a smaller house in an urban area with good cell service.

I agree that working with people is easier and more cost effective than the alternative.As I read this, I'm considering creating a Cash For Keys written program that I can give my tenants at lease signing to remind them to come to me rather than just stop paying. 

I am looking at 1031 possibly or just fixed refi/or use my heloc for the time being on a value add for a building 10-40 units (market dependent on price). 

Finally, start small, analyze deals, and build a team to guide you as you gain experience.

And you must use all of your net proceeds in the purchases.The opportunity for you is that you can allocate the cash from your sale anyway you want.
