Do I allow pets?

I have a dog myself and, therefore, will have to allow pets in other units as well. 

If this old dog learned a new trick, so can others.

For their upcoming renewal, I would like to draw up a brand-new lease and add an updated pet policy so they will know my rules if I give written permission (they have asked us to consider a dog- which current lease says no pets, but considered case-by-case). 

And yes, in my experience most wholesalers are basically just bird-dogging for investors who don't want to deal with finding properties.

Good credit score (800+) but low income ($70k)Candidate 2: Family of 5 (3 kids) with a business + a smaller dog (40 lbs bulldog) and ok credit (680+) but higher income ($130k) than other candidate. 

I think if there was more attractive rentals here, the same dogs in charlotte would come here and create a lot of chaos.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

We are going to allow pets, so we did nothing but several good coats of wax on the hardwoods.
