I know tourism is still be there because of the Smokies, but are there other things that have been contributing to the home value growth over the last 10 years or so?

When tourism picks back up get an accessory permit and STR the other side.

Overall, pretty investor friendly with some exceptions like most areas, but the tourism & hospitality industries are huge down here which is why it has always been a great market for STR investors. 

The most successful sales people have funnels systems producing INBOUND leads, so that they don’t have to engage in cold calling, door knocking etc.  

We're home to 4 military installations (Lackland, Randolph, Fort Sam Houston, Camp Bullis), which provides a steady supply of quality, recession-resistant renters.There are also many investors that have found success with STRs in San Antonio as a result of the steady tourism. 

My long term goal is to make this a STR when I move out (great market for tourism).

@Brittany L GrammI own a few short term rentals myself in Tampa and think Tampa is a great market because of the different types of tourism.

That being said, my question is what have some of you done with your inbound call lead generation for off-market deals? 

In my opinion, these numbers show the overall impact of the pandemic on tourism in this area was significantly positive (2019 vs. 2022).

I attempted to find numbers on tourism and travel, only able to find a vague article suggesting it was increasing.
