Also, and more importantly, don't get so caught up in the notion that a seller will finance some portion of a deal... that you forget to be brutally honest regarding its cashflow capability with such a high LTV.

Often times the casual conversation about loan investing does not like to contrast with banking because that notion limits the upside potential that needs to be implied to attract investors.

In addition, the notion that you can only buy nice homes in an HOA is the overstatement of the century.  

After doing a few deals though, that notion vaporizes quickly.
