Look up Bro Investor in the box and the same thing happened four years ago.People read posts through their own lens and then try to make it into something else.

The example you give and I have to believe with those facts the GPs are boxed into a corner IE they need to keep raising money or selling guru plans so they have cash flow since their LPS are leaking oil so badly. 

This plan is like swiss cheese after 131 rabid mice were let into a box where the wheel was.

Learn how to comp correctly and learn how to project rehabs correctly and they become neither good nor bad, just another source of deals for you to underwrite and decide if they fit your buy box. 

And as @Wale Lawal has mentioned that everyone will have their own "BUY BOX" (just learned what that was last week).

Now that I do have those boxes checked off, I am ready to learn what it takes to be a successful real estate investor. 

From the early days we've taught people to use our stock content as a guide... if you're looking to only do PPC, sweet... just add in your credibility and you're set.. no huge need to customize the content a lot because it will convert well out of the box.
