@Zion GreenfieldCongrats on wanting to be an investor but it appears that you have left too many unknowns in this story.

Unknown people on the lease?

I am not comfortable with the unknown, but less comfortable with paycheck to paycheck!  

I got my problem with a child sleep over , they like to travel in luggage, when I found out there was 50+ found and killed   Between 2 mattresses I learned about them so I wouldn't be so creeped all the time "fear of the unknown "Extermination in my area usually run @ $1 / sq ft, so the bigger the house the more it costs, watch some videos and you'll see why so expensive but I guess that when things get really bad, took me at least 1 hour to do a room and that's with help, well hope this helps and good luck, let us know how things turn out 

How can I keep myself safe from that kind of liability.of course the easy answer is "no parties" but Im looking to protect myself from the unknown unknowns, The ridiculous things you dont see coming. 

The difference is slight and interchangeable but the bottom line is one expects a certain income return the other depends more on the unknown.

Everyone locally knows KSL, but it is unknown to out of area folks.  

I have been trying to do a lot of research on properties similar to your situation but the main unknown variable I'm facing is trying to estimate occupancy rate.I noticed earlier in the thread you mentioned you've seen an average occupancy rate of 90% since you started but that was almost 2 years ago, are you still experiencing similar occupancy rates?

The only unknown is if I will be able to find someone with a need to park their RV on our property.

It's conceivable that the previous owner/contractor dug up the tank but decided to abandon it instead of remove it (maybe the tank was partially under the structure but this was unknown prior to digging it up) and didn't re-file for an abandonment permit.
