Even before I was wholesaling I understood that the more people I knew in this business the better my chances of success were.I didn't meet the majority of investors from any one avenue.

As an agent, I grew very tired of trying to find a broker that didn't disallow something - or several somethings, such as:A lot of brokers in Ohio don't permit property management - not that I want to be in that field, but occasionally something would come up where it was warranted (and worthy of my time), but alas, I had to refer the business elsewhere.I won't even get into the wholesale/assignment of contract topic - I was with another broker for a long time (also an investor) who allowed it, because he understood it.

He understood that misrepresenting your identity to a landlord isn't a crime, but misrepresenting it in court certainly is.

Here's my experience with them so far:After hearing the guy on the Clayton Morris podcast, I understood what the model was, and appreciated how upfront and un-salespitch-y the explanation was.

As I understood it, the LLC will have its own umbrella policy and each individual property will have its own property insurance.  

Now in 10 years most people will look at them and say they were lucky or they have the Midas touch, but the truth is those investors understood what was happening and CHANGED their investment strategies.What works today might not work tomorrow, and you have to be ready and willing to adapt and change.

David and his team said there’s no way to do deals while going through a divorce and they he understood and would “make it right” (as he’s gone through a divorce himself).

I have never understood blocking out your calendar for future bookings.

I understood there were limitations about using this type of plan for passive investments like making loans or owning rentals.
