I've had my ear against the door of REI for a few years now and I'm finally ready (within the next 12 months or so) to dive in.

Due to the saturation and going into the slower months it is definitely an uphill battle. 

Some of my properties have appreciated and some months i do have to be negative in cashflow but i am holding on, improving my systems in place because i am doing it for the long term.
