I have been analyzing Delray Beach, FL for the last couple of weeks, and I feel I know enough to make educated guesses on deals on that market, all I need is an input of deals.

The failed to find two felony convictions, and I had to argue with them for weeks to get a refund.

But even at six months, that's $8400 in lost rent.

Based on my google maps street view that was updated six months ago, it appears numerous pickets are missing at random intervals.

I read blog posts and scan the forums daily if not weekly.

You'll need to spend all your available time attending REI MeetUps in your surrounding area and researching at least two REI topics each week that you don't understand.

My current tenants brought the issue to my attention about 4 months ago and I have not been able to find a GC to work with...don't return calls, wont do estimate if I'm not on premises etc etc....Tenant gave notice 6 weeks ago that they are moving out end of Sept, so tried some more GC and nothing.... then Harvey hit.....So now I need a GC to do a remodel at the end of Sept with me managing it from CA......at a time when the GC work is in high demand....I have a few other calls in but nothing definitive right now...... looking for other referrals....

We are about 2 weeks out from finishing and will have $55,000 all in.

My weekly goals include 3-5 hours of continued development on my business plan to fine tune the tactical plans needed to implement my overall strategy, research my targeted markets, and run through "practice" investment scenarios.
