I always find it fascinating what other people's goals are as they are usually very specific and personal in nature as they relate to everyone differently. 

Since MFHs here are outrageously priced, I found the perk of starting young was that I have never not lived with roommates, so my house hacking came naturally.

How would i look into and figure out possible exposures to lawsuits and things of that nature for my writings and my live videos. 

It would probably be more tax-efficient to do such deals outside of an IRA, but if your capital is in an IRA and you do not have significant non-qualified funds to invest, then it can make sense to use IRA funds for such deals.As with anything of this nature and on an internet forum, the above is general guidance.

You have very little natural lighting, so you should try to add additional lighting.To make it lighter and brighter, change the lighting something that has more bulbs and bulbs with higher wattage (ex. 100w).

Given the slightly sketchy nature of the seller, you might even insist that he pay for your title insurance and the costs of having the title company handle the transaction.
