original hardwoods or carpet?

So I just purchased my first 6 plex and I'm renovating one of the units. I've pulled up the carpets and there are the original hardwoods in great shape just needing to be refinished. my question is, is it worth it to refinish them or should I just put carpet back over them? I want to do what will be most economical and rural in the long run. any advice or opinions are greatly appreciated.
