I really liked the hosted version of Microsoft Dynamics 4 (especially since I like the integration with Office products) and I'm used to the Microsoft interfaces.

My immediate concerns are: 1) I want to own/control the listings and rates; 2) They seem to integrate with AirBnb but no mention of VRBO/HomeAway (only 30% of my bookings are through AirBnb).  

I'd also prefer everything to be integrated together but if having separate individual tools that specialize in their own categories will yield better results, I'll sacrifice convenience for performance.

Have you looked at products like Nest that will also integrate with lighting, wifi, etc?

This keeps the integrity of the 1031 intact and still gives you the cash to do what you want.

If you're someone who needs to be fed leads by your brokerage KW won't be for you, although you could consider joining a team within KW...... hopefully you have the drive, tenacity, integrity and win-win outcome orientation to be a successful agent!
