Would anyone like to share their most effective ad on Craigslist for finding motivated sellers?

Do you use a squeeze page or just a quick and wasy I buy homes for cash fast?

I have purchased a handful of houses from CL ads. There are a LOT of "we buy houses" ads BUT...all you need is one here and one there. I would argue that it is not necessarily the ad itself that wins the deal. It depends on YOU, as the buyer, to sell yourself first. I don't use any specific script. I do tell them WHY they should do business with me. I give them true examples of "bad" buyers such as so called "wholesalers" that walk when they can't find a buyer. So, if you were on the other end of the line here is what I would tell you: "I am a legitimate buyer. I won't waste your time and I keep my word. If we sign a contract today I will have the funds at the title company tomorrow. When we have completed our deal I want you to be happy you chose to trust me. I won't let you down." Those are just a few of the ideas I want the customer to understand and feel good about. Sell yourself, your service, your integrity, and professionalism. That will definitely set you apart from many other advertisers. Once you have sold yourself---keep your word. Don't make promises you won't keep. Last: many homeowners have a very deep attachment to their property. If they are in a bind, the last thing they want is MORE problems. KEEP YOUR WORD!  Many times you can help solve their problem and get a bargain in the process. That is definitely a win-win deal.
