So, when there are sales comps with similar ADU's then the appraiser has evidence telling them how the market values them.Generally speaking, we, the Appraisers, do not set values, we report them.

I am frequently providing evidence to the contrary with simple comps.You can do a better job of providing a value by just looking at the SOLD comparables in the area.
