Multifamily apartment syndicators: What went wrong on your first deal?

We’re just starting out investing in multifamily. Would it be crazy to assume that anything that could go wrong on our first deal, can be avoided if we recognize it? This may be anecdotal evidence, but what went wrong that could have been avoided on your first big multifamily deal?

Been in MF for a few decades, what we have seen go wrong on new construction / renovation is bad assumptions on concessions and absorption

Those if you run a sensitivity analysis are often times more impactful than cost over runs

Bad property management is another
