The house was stucco/flat roof, which is common for that area, and I'm more familiar with wood frame/siding/shingle construction, and since I was just checking things out in a general way, I wasn't doing full inspections.

Multi family units are of prime interest as well.My background is industrial construction management, presently on assignment in Northern British Columbia.

Had a construction contract with them, their work was disorganized, poorly managed, and they refused to prove to me they had done all of the work they were hired to do, because they hadn't done it.  

I've done two rehabs was Realtor & bought a new construction model home.

My problem is that I dont have a clue on how to construct a deal this way.

The heating system was turned off during construction and over a couple of weeks the system cooled down, the fittings loosened in the slab and the water drained out and pressurized the slab.

The last eight years have been hard since starting work at a good enough job with a local government-controlled construction project.
