But as you're now realizing, they'll be harder to find, because you'll be competing against owner-occupiers (ie. emotionally attached, getting lower interest rate, so will pay more) in those markets.Always keep in mind though that a pro forma cap of 6% for residential property will NOT assure you of a good "deal".Rule of thumb: WHATEVER the market value is carefully worked out to be, offer no more than 70%, maximum!...

I did a bunch more deals over the next couple of years, moving up to two or three at a time, but at that point I was doing most of the work myself.. which assured the profitability of each deal but put a pretty low cap on the number of deals I could handle at a time.

If you came to my house and you said I’ll give you X amount of dollars and I said sounds good and my wife was not on board I can assure you I would probably be  contacting you to tell you it’s a no go and call me names if you want to , but I have to live with my wife and not you.The bottom line is people change their mind with a written contract sometimes.

I assure you myself and my banker were perfectly good guests as it relates to taking care of the property.

We had to check the building set backs to assure we can get at least (3) car parked behind the setbacks.
