However, I keep my eyes open and occasionally a FSBO comes a long that is a good deal, but not a lot.I actually sold some properties and put that money in mineral rights where the return is stupid high right now and suspect it will last for a few years at which time I'll pick up a few more houses.

Most other drugs filter out of your system fairly quickly.What we really are looking for is avoiding heavy drug users as tenants, not the occasional marijuana user.

I don't have the answer for you either, but I occasionally reuse old photos provided everything either is or will be back in the state they were when the pictures were taken.I try to always follow the landlord rules to the letter, but from being an active member of this site I've learned that even if you have no idea what the real rules are, you usually get away with it.

When you DO look into what they do with the 2x of their income that they're not paying you for rent, you're going to find a bloated car payment or two, iPhones instead of Android phones, rental payments on furniture, carried monthly balances on credit cards, fanatic brand loyalty in food shopping...my point is that they fritter their money away and are typically left with nothing, month after month.Emergency fund?
