There are others that can only go full doc and will cater to the borrower who has been in business forever with great credit etc... and then there are others that only do no income verification loans, that stretch the boundaries when it comes to seasoning of funds and only require source etc...There are a lot of questions and a lot of factors that go into which lender should I choose and a thread on BP is just the beginning. 

I 10000000% agree with you on notary being a completely antiquated and useless system to be using when we have biometrics and technology to be used to verify identity in seconds.

You should check out Johns Creek sometime as the demographic make up and schools, population growth, per capita income, job centers etc are almost identical to that of Irvine in 1995 - 97.

This point entails that identical IRR in a similar time-frame deal may produce different profits (which goes back to my second point - when and what profits were distributed!)
