I have a cheap electrician but he is real slow, not very reliable, can get overwhelmed but he is family (so I would not recommend my electrician but I use him because he is family).

On one of our previous homes, his former electrician even vandalized the house with paint as a result of our GC not paying him on time.

She is having her electrician give her a quote on upgrading the panel and a roofer inspect the roof to see if it has 5 years remaining. 

My dad is also a professional floor installer and ex-plumber (does work very cheaply for us), my aunt owns a flooring business (gives us flooring at cost), and a family friend is an electrician (huge discount).PROPERTY #1: We are closing in 2 weeks on our first duplex (82k purchase price, 25% down, 600/mo profit).

On the other hand, i have a pretty honest team set up in Iowa (construction work wise) from plumbers, dry wall people, electricians , and much more.

I asked, "don't you have a team of electricians, plumbers, painters, etc...?

A dilapidated duplex will need work, and in the Twin Cities, plumbers, electricians, and the like aren't cheap, if you can get them to come out at all. 

Getting an electrician to show up was like pulling teeth on our current job.
