Hey Courtney, One approach you could take is to plan for the worst-case scenario on any future BRRRRs (i.e. run conservative numbers, use the realistically highest interest rates, etc.).

worst case would be 6 I would say.Actually the quote I got was for just under $300 a year for the insurance.

Personally, I like having 6 months-12 months of mortgage payments in the bank or otherwise liquid in the event of a worst case scenario.

:The data is not the problem, the problem is potentially being rejected by underwriting because the predictive FICO model deems you as high risk.I would imagine expanding the data over a longer time period (say 20-30 years) would show those same people have a much better chance of paying you back. just because they made a calculated risk in the worst housing market since the great depression doesnt really tell the whole tale in my opinion.I do however see your point and that would not be good forcing out legit buyers.

I am terminating one of our tenants lease at the end of September and just wanted to see if there were any suggestions/tips members might have…both to make sure the process is correctly followed and also to keep any hostility/animosity from the tenant to a minimum.If you are interested here is the background…Tenants A and B signed month to month lease April, 2012, they turn out to not be greatest tenants e.g. paid late 4/5 months (did pay though and $120 extra in late fees so not the worst), smoke in the apt.
