Make sure you have a badass bathroom exhaust because that room will get hot and humidI typically do away with gas in favor of electric - gas seems to be getting phased out some places so I'd like to stay ahead of that curve.

This would be for a new primary residence for me -- owner occupied, of course.It was my understanding, from others, that the 10 loan limit only applies if the property is an investment property rather than an owner occupied property.Please help me understand the rules.

Here the basics that the inspector will look at:- Windows and Doors are installed and working- No major damage to floors and walls- All plumbing works, hot and cold water, no leaks, etc - Exhaust fan or window in all bathrooms- Electrical works with cover plates on all outlets/switches- A light installed in every major room, etc- Working heating system- Smoke detector on every floor- Stairs and walkways up to code

Can you buy a second home with a 3% conventional loan (that will have higher interest rates than an FHA loan but won't have the same red tape around it). or can you get a Heloc on the current home for $100k as an example and then buy a home all cash in a different market where the monthly payment on the Heloc is example: $1k per month but the new rental rents for $1,800 per month?

The likelihood of an owner getting out of a foreclosure once a sale is scheduled and adjournments are exhausted is very very slim, so you're usually ok on that front.
