HUD homes are not like normal wholesale deals. 

Is it normal to be off that much?

Well that's a big problem, because, EVERY BP email he would normally have received since then is not being received into his email inbox! 

The normal in the San Antonio MLS is one month's rent. 

However, this year the Bay Area market seems to be normalizing.

Again, very normal timeline, and their registration is normal place/time where they are every year.I deal with BSers all the time, so nothing raises red flags.  

There is normally some sort of 'discount' offered to the buyer of a package deal, but the size of that discount will tend to depend on how badly the seller just wanted them off their hands as well as how interested the buyer was in buying both to begin with.
