I believe I could buy a second personal home with a normal mortgage but would they consider the future earnings that it could produce from Airbnb to increase our income to be able to afford it?

I have started an Airbnb on part of the SFH so it's now also producing income to help with my mortgage once I start paying it again.

It's inspirational to read about the investors here that have owned or currently own and manage hundreds of properties. 50 would produce a comfortable amount of income for me.

The longer play that really is interesting to me is how to make suburbs healthy.

IDK where you would find good rentals here and now that will produce any cash flow. 

The HELOC's will be paid back in the first quarter of 2015 and the second quarter will see our reserves start to get healthy again, but what a bloody fight!!

If there is "no heat"  and she is paying for gas I would ask for the bills to be produced if she gets into it with you in court that she had no heat.

@Bryan Mills My father just resigned as the trustee  for a trust he created years back for some income producing property.
