Do people ever just want to strictly investment SFR New Constitution I was a Managing Broker who acquired  Land and smaller parcels that could be developed into small 10 Home communities as well as tear downs for custom Home Builders as well as a National Builder whose smaller division handled tear downs and  or high end Flips. 

We ultimately came up with a finance and investment strategy for the area to secure property and develop a track record.

We have to obtain a hotel license for each property and collect sales and tourist development taxes.

There's a moratorium on building multi family in my town that was instituted to stop an enormous multi family development.

I took pictures of the entire house intending on keeping her bedroom picture for prospective buyers who inquired about the house. to make a long story short she was pissed about the pictures and is now claiming I had to right to enter the house.

The area is doing a lot of development, in what looks to be a very desirable area.

Advertise rental through several streams (craigslist, sign, word of mouth, Zillow, potentially an agent depending on response rate)2. sign up for a background check service to check on prospective tenants3. cursory review of applicants4. submit a scaled-down list to background service and follow up on any referrals for potentials5.

It has sucked.The good news is that today I was presented with a 350-unit development project in Manor that I'm planning to get started on soon and I am actively working on some commercial development projects as well that should hopefully turn into winners. 

Furthermore, I've developed a strategy to save enough cash to get started on investing; only thing is I dont know where to go from there!
