You make your money on the purchase, don't count on appreciation to make you money.It took me months of pain to find an electrician, plumber, and HVAC contractors I liked. 

I ended up having to re-wire all of the units, and I would have known this from the beginning if I had paid my electrician his hourly rate to walk the property.

Being an Electrician, you don't always need late night emergency handyman, just someone for the tenent to talk to with there concerns to settle there nerves

The cost wasn't bad - I had knob & tube removed and some additional electrical work done (added some outlets, added/moved some light switches, added a few wall lights, etc.) and it came out to under 2K (luckily my electrician is very reasonable - $40 an hour).As far as I know they removed all the knob & tube VIA the basement. 

So, soon, for example, you settle on an electrician that you think you can trust. 

Anyone have any recommendations for a good electrician, plumber, and/or general contractor in the Philadelphia 'burbs (Conshohocken).  

I'm looking for recommendations for contractors to help me renovate/make ready a 4 unit apartment building built in 1919.Specifically I need an electrician that is experienced in rewiring old buildings like this one, a good/honest plumber that can help update some piping, figure out where certain shutoffs are, possibly install manifolds to allow water shutoff to each floor individually, etc.I also need recommendations for great hardwood flooring specialists, I need to do a lot of sand/stain/poly refinishing.  

They also mentioned being charged for an electrician call-out but that was actually not the case and we have written documentation showing otherwise.We are actually going to be launching a new feature on our blog this week called the 'Transparency Report' where we break down each negative review into what went wrong, provide evidence for what was stated incorrectly, and also own up to what Onerent truly screwed up on.

If I take care of it, I know it's been done correctly (either by me or a plumber, electrician, etc.), the bill will have been paid on time & it's done before the problem gets worse.
