As a business model it's pretty unique.

My 10 year goal is to purchase multi family complexes by using something like Brandon Turners "7 years to 7 figures" model, multiplying that x 4, and using the equity to purchase the multi family units and then rely on the cash flow as passive income. 

Re modelling properties is fraught with danger even for the most experienced operators.

After six months they will start foreclosure if it has not been sold.This is just one example of a company, but the company can change those charges any way they see fit for their business model.

Banks are very happy with my deals currently, but I think if I did do 9-10 million this year they could flake out as they don't like clients jumping that big of gap no matter how good the deals are, but when you got a good business model, you have a good model.

Its also a great way to network with some of the other investors and realtors to maybe find whose doing what and figure out an investing model that you want to pursue.Even if you can't buy right away, that doesn't mean you can't start learning the market now.

Second - without looking at the spreadsheet, I assume that one of the base assumptions of the model is that the 401(k) will be invested in commonly available stock funds.

Great guy and we kept him as an advisor, but new home building is a different business model than flipping.  

In the existing model you only need to convince the water department to let you plug in and viola you have the information.

I'm just looking for good models and systems for the future and want to base them off of good examples.Thanks for your input!
