You local bank may have notary service for free and the auto title agencies have a notary service that you must pay for. 

My tenant prefers ACH and likes the auto-notify/receipt from tenantcloud.This is a very small market.  

Start converting to auto debits as you renew leases, even if you offer a discount it'll save you in the long run.

@Peter Sik if you have a home, and 1 sfr in CA, then you can find some good options from a local independent agent who focuses on insuring home and auto.
